Subject1:  Property Questions
Question: • How will the current improvements be handled?....Tanks, Loading Racks, and other structures. • Assets: o 10 Tanks-what is the capacity & condition o Dock- what assets are at the dock- MVR o PL Connection- which PL? o Truck Rack- What are the capabilities? • Current Business- are there current contracts that would carry over? • Is the terminal active today? If so what is the throughput, customer mix and products? • Are there historic environmental issues?

         MWRDGC RESPONSE  1:   Appraisals of the site were of the land only, and did not include improvements. Under the District’s lease with the current tenant that expires on December 31, 2018, all improvements, including tanks, are to be removed by the lease’s expiration, unless the District requests otherwise. Any bidder awarded a new lease after competitive bidding can request that the improvements remain. However, the decision whether they remain is in the District’s sole discretion. It is believed that the site contains five 25,000 barrel holding tanks measuring 48 feet high and 60 feet in diameter, two 55,000 barrel holding tanks measuring 48 feet high and 100 feet in diameter, and three 80,000 barrel holding tanks measuring 48 feet high and 110 feet in diameter. The District does not have information as to their condition. The terminal presently located on the site is active. However, the lease subject to competitive bidding is for real estate, not for the sale or lease of any business presently located thereon. The District does not warrant the environmental condition of the site, which is being leased as-is. Answers to the remaining questions are unknown given the questions' ambiguities.
